Most markets are not working from excess; they are working from scarcity.

That is a real problem, and it is not going away quickly. But affordability being stretched does not mean prices are about to fall sharply. What it means, practically, is that the pool of qualified buyers is smaller than it was three years ago.

Shop multiple loan officers to compare rates and fees. A quarter-point difference in your interest rate adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Request itemized fee schedules so you can compare apples to apples.

The appraisal is the lender’s check, not yours. When the appraisal comes in below contract, the deal does not automatically die, but it does require a decision. Ask your agent how common appraisal gaps have been in your target price range and neighborhood.

Budget between two and five percent depending on your loan type and the state you are buying in. First-time buyers are sometimes surprised by how much cash is required beyond the down payment itself. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.

For buyers with the financial cushion to handle a repair bill without panic, this market is more navigable than the headlines suggest. The homes that are priced correctly for current conditions are still moving. They are going to the people who did the homework before they started looking at listings.

Buyers who take the time to prepare before they start looking tend to find that opportunities exist even when conditions look difficult on paper. A quick look at up-to-date property listings will tell you more about your local market than most of what you read in national coverage.
